Enhanced Title Insurance vs. Standard

There are few things more important than protecting a home. Even the best title search and examination cannot protect your equity and home from matters not appearing in the public record.

Very few people in the industry realize that like other insurance products, the title insurance industry has insurance products that offer different coverage. Some of the largest title insurance underwriters in the industry, offer an “enhanced” policy, which offers additional coverage from the “standard” coverage to the homeowner.

For example, a “standard” policy covers the homeowner for matters affecting title up to and including the date of the recordation of the Deed, while its “enhanced” title insurance policy provides coverage for 28 additional risks, many of them pertaining to future coverage and automatic increases of coverage to cover increases in the value of property.

Although the enhanced title insurance policy premium is twenty (20%) higher than the standard policy premium, the reality is a minimal cost to the homeowner for the ability to substantially reduce their risk and exposure on one of the largest investments they will make in a lifetime. For example, the difference in the standard premium and enhanced premium for a $250,000 house is $225 dollars; a $500,000 house is $425; a $750,000 house is $562; and a $1,000,000 house is $750.

To illustrate the differences between a standard and enhanced title policy, we are attaching a representative coverage comparison of standard and enhanced insurance product. Both policies include:

  • Mechanic’s Lien Coverage
  • Third Party claims an interest in the title
  • Improperly executed documents
  • Pre-Policy forgery, fraud or duress

Settlement Services at Two Rivers Title Company

Whether you want a title search, loan settlement, or both, we can assure you that our professional staff will see your loan processed immediately, and once closed, your documents returned without errors. Our notaries are licensed, trained professionals who not only understand your loan products through extensive training, but who are also trained to understand the borrower’s wants and needs as consumers. The Principals of Two Rivers Title, who are real estate attorneys, are always available to the notaries to answer any questions your clients may have.

We accommodate our/your clients by conducting closings wherever and whenever it is convenient for them; whether it be in their home, at their place of business or at the lender’s office; daytime, evening or on the weekends. All security instruments and original documents required by the lender are reviewed with the clients so they feel comfortable with the product and understand the terms of their loan.

The closing is usually the only time the client has had one-on-one contact with a representative of the bank. We will guarantee you that your client will leave the closing with a lasting impression that the bank cared about them.

Witness Signing Services

Coordination of the execution of the loan documents by scheduling a qualified notary or attorney to acknowledge and witness the signatures in compliance with the lender’s closing instructions. Signing appointments can be scheduled on a 24-hour a day, seven days a week basis at the borrower’s choice of location.

Attorney Closings

In states where notaries and closing agents are not eligible to perform signings on real estate transactions, Two Rivers Title manages a network of licensed attorneys to fulfill the closing services.

Close by Phone

Two Rivers Lender Services simplifies the closing process through our Close by Phone program. Two Rivers telephones the borrower at scheduled date and time and reviews the entire closing package with borrower. The Lender has the option to allow the borrower to take the closing documents to a notary of their choice or have Two Rivers schedule a notary to acknowledge the security instrument and any other document(s) requiring the action of a notary.

Funding Services

Two Rivers offers centralized disbursement of loan transactions according to the lender’s specifications, using a single wire transmission to fund loans nationwide at a fixed cost from a secure single source. Two Rivers is responsible for HUD-1 preparation, document delivery to the closing appointment, post closing review of the executed closing documents and disbursing the loan proceeds, payoffs and ancillary costs as directed by the lender through a single lender check or by wire for multiple funding.

To insure our clients receive superior service, we have developed a Ten Point Service Schedule. We estimate that Two Rivers Title can save your office staff 3 to 5 hours on every transaction using our Ten Point Service Schedule for real estate paralegal services.

  1. We follow-up for back title with the seller’s attorney and utilizing our database of existing title policies.
  2. We call the seller’s attorney to obtain the account number of the seller’s present mortgage and phone number of lender and we forward that information to your office (this saves your staff from making several phone calls).
  3. We order the survey and follow-up for timely receipt of the survey.
  4. We send a copy of the commitment to the seller’s attorney (saves the staff from receiving and re-sending the commitment).
  5. We resolve title issues in a prompt, business-friendly manner. Estates, liens, corporate/franchise tax issues may hold up a closing, but escrows, indemnities and undertakings arranged by us with the seller’s attorney can take the burden of negotiating these items off of you and avoid delays in a closing.
  6. We file the Notice of Settlement and provide you and the lender a copy of the transmittal letter and check.
  7. We can prepare and provide amendment letters upon request hour and fax them directly to the lender and seller’s attorney when applicable.
  8. We issue policies within 4 to 8 weeks after closing or a letter notifying you why the policy is being held.
  9. To save you time, we can send the lender’s policy directly to the lender with a copy to you and a letter stating where the original lender’s policy was sent.
  10. Four months after the closing, if the seller’s bank has not cancelled the paid off mortgage of record, then we follow up with the seller’s bank to get the mortgage canceled or discharged.
